Gleneagles in Kettering Ohio, built from 1975 to 1981 as a Planned Unit Development (PUD), is a self-managed HOA of 38 single-family homes. The neighborhood is comprised primarily of empty-nesters and professionals, many of whom volunteer their time and expertise to manage this quiet community.
Gleneagles HOA Highlights:
Homes have smaller yards and are complemented by nearly 10 acres of beautifully landscaped common areas.
Clubhouse & pool are for the exclusive use of residents & their guests.
Common area landscaping, irrigation, streets & amenities are managed by the HOA & maintained by contracted services.
HOA dues are paid quarterly or annually.
Community Aesthetics Assured by Reasonable Guidelines:
Consistent mailboxes & exterior coach lights throughout the community.
Exterior changes, ie: paint, roof, landscape are submitted to the Architectural and/or Landscape committees for approval.
On-going maintenance of approved changes to a common area adjacent to a home become the responsibility of the owner.
Commercial vehicles, trailers, trucks, campers, house trailers, boats or the like may not be stored or used on the property.
Long term street parking or continuous parking in the designated parking spaces of the common area is not permitted, unless a temporary exception is granted by the Board.
Residents are encouraged to park personal vehicles in their garage.
